Ideally you should start looking 4 – 6 weeks before your required move date as it is around this time that we are normally aware that they are due to become available, and they are often snatched up quickly. We regret that we are unable to reserve any properties for you until we have received your completed application forms and reservation fee.

If you have seen a property you like, please contact us to arrange an accompanied viewing. We operate standard office hours, but we are also able to do viewings on Saturday mornings and early evenings, although consideration must be given to the privacy and comfort of occupying tenants.

If after viewing, you would like to apply for a tenancy, we will provide you with application forms and an information pack, which will explain how we operate. However the following should answer the most commonly asked questions:

Tenancies
Our tenancies are normally Assured Shorthold for a term of 6 months with an option for renewal. Longer terms may be available depending on circumstances, and in some exceptional cases a shorter term may be available subject to negotiation. We are also happy to accept Company Tenancies.

Referencing
Referencing is usually carried out by an accredited Referencing Agency and will include a credit search. References will also be required from employers, previous agent/landlord, as well as a character reference. All tenants must be referenced, regardless of whether or not you may wish to pay for the whole term in advance.

Deposit
We take a deposit or bond equivalent to 1 ½ months rent. This is returned to you at the end of the tenancy providing that all rents have been received and there are no damages or dilapidations in accordance with the terms of the Tenancy Agreement.

Fees
An application fee is charged for each adult tenant and is payable in advance before we can commence dealing with your application. The fee is non-refundable should you withdraw your application for any reason, or if you fail the referencing due to information withheld of falsely supplied. However, if the landlord withdraws the property from the market then the reservation fee will be refunded in full. Please contact us for further details of these and any other fees.

We pride ourselves in maintaining good tenant/agent relationships, and because of this many of our tenants prefer to re-let with us even when they wish to change or upgrade their accommodation.
